Rates and APRs: There’s More to It

When you’re thinking about buying a home, it’s natural to focus on mortgage interest rates and APRs. They matter. But they’re only part of what makes a home affordable for you.

The short answer

Your mortgage interest rate and APR matter, but neither number alone tells you whether a home is affordable. Your purchase price, down payment, loan costs, taxes, insurance and how long you plan to stay all shape the decision.

What’s the difference between an interest rate and APR?

Your interest rate affects the cost of borrowing and the principal and interest part of your payment. APR, or Annual Percentage Rate, is a broader measure that combines your interest rate with certain loan costs to help you compare offers.

Both matter, but neither one tells you everything about a loan or whether a home is affordable.

What makes up my total monthly housing cost?

Your mortgage payment may include several pieces:

Principal

Pays down your loan balance

Interest

The cost of borrowing

Property taxes

Set by your local government

Homeowners insurance

Protects your home

Mortgage insurance

If your loan requires it

HOA dues and other property costs may be paid separately but still affect your budget. That’s why two homes with similar prices can have very different monthly costs.

Is the lowest interest rate always the best deal?

Not always. The Consumer Financial Protection Bureau explains that discount points and lender credits create a trade-off between what you pay upfront and what you pay over time. A lower advertised rate isn’t automatically the least expensive option if it comes with significant upfront costs.

Your Loan Estimate lets you compare the interest rate, APR, monthly payment and closing costs side by side across offers.

How do my plans affect which loan is right for me?

Maintenance, utilities, expected repairs and how long you plan to keep the home all shape your financial picture. A loan structure that works for one buyer may not fit another buyer with different savings, payment preferences or plans.

Instead of focusing on one number, ask how all the pieces work together.

Frequently asked questions

What is the difference between an interest rate and APR?

The interest rate is the cost of borrowing the principal. APR combines the interest rate with certain fees to help you compare loan offers.

Is the lowest interest rate always the lowest-cost loan?

No. Fees, points, loan term and how long you keep the loan can all change the overall cost.

What should I compare on a Loan Estimate?

Review the interest rate, APR, projected payment, cash to close, lender costs and other loan terms. Ask about anything that differs between offers.
